Buyers? Preparation for Closing

The following checklist summarizes the duties you are responsible for prior to the upcoming closing of your property:

Homeowners? Insurance Policy ? Contact your insurance company and get an insurance binder on your new property. (First, check with your lender to be sure you meet with their requirements.)

Notify All Utility Companies ? Contact all the utility companies (telephone, cable, electric, water/sewer, gas or oil company) and notify them of your upcoming closing date and the property address. They will ask you for the Sellers name at this time.

Personal Checks ? bring your checkbook with you to the closing so that you can issue a check to the Seller for any miscellaneous items such as oil, personal items, etc.

Bank Check ? bring a bank check with you to the closing for the balance of the down-payment money that may be due.  This check should be made payable to yourself and will be endorsed over the either the bank or the Seller at the closing.

Drivers License ? the bank requires that you bring your drivers license with you to closing to prove your identity.

HUD Statement (Housing and Urban Development Statement) -Your attorney will contact you a day or two before closing to review with you the settlement costs that you are responsible for at closing (this includes your closing costs, etc.).
